Street Group tops £200M valuation in Hg deal

Vertical software companies can build strong positions by owning the daily workflow of a specific industry. Street Group is using that foundation to introduce AI agents into residential property operations.

What happened

Software investor Hg made a strategic growth investment in Street Group at a valuation of more than £200 million. The overall transaction size was not disclosed.

HgCapital Trust said its share of the investment would be approximately £7 million, with other Hg clients investing alongside it. This figure represents only part of the transaction and should not be presented as the total funding amount.

Street was founded by siblings Tom and Heather Staff, who will remain majority controlling shareholders and continue leading the company. Its products include a CRM for estate and letting agents, the Spectre lead-generation platform and Cortex, which allows customers to create and coordinate AI agents.

Why it matters

Estate agencies manage leads, listings, viewings, compliance, communication and ongoing property relationships across fragmented systems. A platform already embedded in those workflows has access to the context required for useful automation.

Hg’s investment suggests confidence that AI will strengthen vertical software with proprietary data and distribution rather than eliminate it entirely.

The bigger picture

Private-equity and growth investors are increasingly separating vulnerable horizontal SaaS from specialised platforms that control important industry processes.

Street’s opportunity is to automate work while keeping agents inside clear operational and regulatory boundaries. Its risk is that AI features become widely available through larger CRM providers. The company must turn local workflow expertise into products that are difficult to replicate—not simply add generic assistants to an established software suite.
