Elio Mortgage has raised $5.1M with an unusual strategy: instead of selling AI software to mortgage brokers, it bought a brokerage first.
What happened
Elio acquired Florida-based Hightide Mortgage, giving the company a licensed operating business where engineers can build and deploy AI workflows directly alongside loan officers.
The brokerage has roughly 40 loan officers and meaningful existing origination volume.
Why it matters
Mortgage origination is full of repetitive document collection, qualification, communication and compliance work.
A conventional software vendor must convince lenders to adopt new systems, integrate them and change existing workflows.
Elio avoids part of that distribution problem by owning the operating business itself. That lets it capture the full economics of origination while using AI to improve internal efficiency.
The bigger picture
A growing category of AI startups is combining software with ownership of traditional service businesses. The thesis is that the best way to monetise automation may be to own the workflow and revenue stream rather than charging the incumbent a SaaS fee.
