Cortas Raises €1.47M for Property Management
Copenhagen startup Cortas raises €1.47 million to build a technology-enabled property management operator rather than sell software alone.

Some proptech companies try to sell automation to existing property managers. Cortas is taking a different route: operating the service itself and building the software around that work.
What happened
Copenhagen-based Cortas raised €1.47 million in pre-seed financing led by PSV Tech, with participation from JRNY Capital, EIFO and founders of other Nordic technology companies.
The startup was founded by Christian Pind Schmidt and Frederik Buchardt, both formerly at property investor Thylander Group. It is building an integrated property-management business using proprietary software, conventional automation and AI where those tools improve operations.
Cortas has signed initial property-investor customers in Denmark. The financing will support product development, hiring and efforts to compete with established property managers.
Unlike a standalone software vendor, Cortas intends to take direct responsibility for the underlying service. That gives it control over processes but also exposes it to staffing, customer support and operational complexity.
Why it matters
Property management remains a people-intensive business with fragmented technology systems. Integrating technology and operations from the start may allow Cortas to redesign workflows rather than accommodate every limitation of legacy processes.
The model could capture more of the total value created through automation, but margins depend on service execution as well as software efficiency. Customers ultimately judge the quality and reliability of managing their properties, not the sophistication of the AI.
The bigger picture
AI-native service companies are exploring whether buying or rebuilding conventional business operations creates more value than software subscriptions alone. Cortas offers an early-stage example of that operational model, with execution and customer retention still to prove.
